Water Cottage is a beautiful 15th Century weaver’s cottage in Kersey – Suffolk’s prettiest little village – totally idyllic.
Cottage Walk Through
This magnificent timber framed ‘Hall House’ has been carefully restored to its former glory and the wonderful beams and massive inglenook fireplace create a lovely atmosphere for the lucky guests who want to stay in a Historic House.
You enter the cottage into the main room which is divided in two by a central open fire fireplace that faces the dining area to the right. Straight ahead is the sitting room with its massive inglenook fireplace and roaring log burner. The sitting room looks out over the pretty cottage garden.
Beyond the sitting room is a small coffee room and galley kitchen, which has direct access (completing the circle) back to the dining room. The beautiful beamed rooms, and lovely open fire along with the cosy woodburner ensure a wonderful cosy atmosphere in this very well furnished cottage.
Upstairs there are three bedrooms; two kingsize doubles and one bunk bedroom with standard size single beds. The bunk room is suitable for two children but only one adult please as it is a small room and there is not much clothes hanging space.
There is an elegant bathroom next to the bedrooms with a lovely roll top ‘Ball and Claw’ iron bath, with a handheld shower attachment.
This is a beautiful Character Cottage in a delightful tiny historic village.
Well behaved doggies are welcome in this cottage – dog charges apply at £20 per doggie for up to a week.
Please note that outside High Season this cottage offers a reduced rate for just two guests, who use one bedroom only.
Garden
Water Cottage has a very pretty garden, which is completely enclosed, it has an old apple tree providing shade for when you use the outside furniture to eat your meals in the garden or fire up the BBQ.
There are a selection of bikes in the shed to explore to pretty lanes around Kersey.
Outside
Water Cottage is close to the ford in Kersey which is fondly known as ‘The Splash’ and just 50 yards from the pretty local pub which was featured in the ‘Not the Meerkat’ TV commercials, as in fact was the whole of Kersey, the school and the village hall!
Kersey is Suffolk’s prettiest tiny village with not much more than one road, a pub, church and ford, but there are great walks straight out into lovely Suffolk countryside and the circular walk is very well marked round Kersey Vale and Moon Valley.
Just 5 minutes away is Hadleigh, one of Suffolk’s best Medieval villages with a lovely high street full of independent shops.

I have a very early painted postcard depicting the steep hill with the ford at the bottom. The lovely building on the right is the pub. The inscription on the back reads that “the steady march of the motor car has not yet intruded on this little Suffolk village of Kersey where time has stood still for 100’s of years” – well that was in the 1920’s and still nothing has changed!
Green Credentials
The loving restoration of this historic house needed the very careful craftsmanship of specialist builders who were used to working with ancient timber framed buildings, a lot of reclaimed material was used and traditional building methods employed to allow the house to breath.
Where possible ecological cleaning products are the first choice.
Local Area
The famous village of Lavenham ‘England’s best preserved Medieval Village’ is just a few miles away and the area immortalised by England’s renowned Landscape Painter ; John Constable and known as ‘Constable Country’ is right beside us.
There are many great country pubs, some special Gastro pubs like our own local pub just steps away: The Bell, Kersey, or down the lane The Rose Lindsey, The Crown Inn and the Angel at Stoke-by-Nayland are especially good and there are some high quality restaurants like The Swan in Lavenham., Scutchers and The Black Lion in Long Melford.
At the moment our favourite is Number 10 in Lavenham which is just behind the Swan and in a beautiful Historic building, it is a wine bar but has a restaurant and the food is excellent and reasonable, it is also completely dog friendly.
This area is amazingly rural and untouched by city life, with tiny single track lanes leading nowhere or to a pub, footpaths galore and tiny Medieval Villages where time seems to have stood still.
If you are staying for more than a weekend then a day out at the unspoilt Suffolk Coast is always a lovely trip.
The coast starts just 30 minutes away near Colchester or Ipswich and our favourite beaches and places on the coast are between 50 – 70 minutes away, places like Pin Mill, Nacton, Levington, Orford, Aldeburgh, Dunwich, Southwold and Mersey Island.
The nearby Medieval Villages of Long Melford, famed for its setting for the Lovejoys TV series, Nayland, sitting prettily on the river Stour, Polstead, with its bluebells woods and impressive views over the Box river valley are all close by and there are many more tiny villages with lovely walks and Pubs to explore.
This is an area you can feel a million miles away from City life and really relax and enjoy just being part of.

A charming cottage catering for all your needs. Water Cottage is so cosy in every respect with a delightful garden. Joanna made us very welcome and obviously takes great pride in how the property is presented.
Saturday morning we enjoyed a lazy time watching the coaltits enjoy the garden. Went into Lavenham and ate decent food at the Angel Hotel before meandering around the shops and lanes. A relaxing evening at home for dinner and our six year old found the toys :). This morning we headed out to Hollow Tree farm for the trail, lunch and gifts from the farm shop. Special thanks to Joanna for the warm and helpful arrival.
Water Cotage is a wonderful holiday home, so nice to spend time here. Everything is very well equipped with a lovely kitchen to cook in. Lots of toys, books and games and of course a fire. We loved the village too – perfect for a dog.

A lovely stay at a beautiful cosy cottage in an incredibly quiet and tranquil setting. A lovely welcome from Joanna who was helpful and attentive throughout our stay. Some good walks around the local area; do use the maps available. The Mill is a god option and Pin Mill, Nacton and Waldringfield provide splendid scenery and opportunities for a swim in the river. The seat next to the church provides a fantastic view of the village, especially at dusk. Thanks to Joanna for a restful, relaxing and restorative stay.

Always a pleasure! Water Cottage is a comfortable, beautifully presented cottage, in what can only be described as the most beautiful village in Suffolk. We had a wonderful time, felt most welcome and will return. Joanna made us very welcome and helped us with advice when our youngest broke his leg on the first day of the holiday. What could have been a disastrous holiday and ended early was still a huge sucess, despite losing a day in Ipswich hospital – even the hospital visit was made easy by the fantastic, calm and friendly staff. What more could we ask for, see you again soon Water Cottage.

I cannot find anything wrong with this cottage. A superb greeting from Joanna, arrived with classical music in the background and chilled Prosecco with two glasses – followed by tour of our brief home. Everything so clean and well equipped, so cosy, so warm and so quiet. We loved the beams wherever you look. The fire is so big and wonderful parking at the door. Comfy beds. This is our fifth Grove Cottage, all excellent. We are always curious what the next one will be like. Too old for bikes, but nice touch.

This is our fourth time here. As usual, it was lovely. Simple tasty food in The Bell with friendly service on Friday evening. We are emigrating back to Ireland after twelve years in the UK next weekend, and we wanted to come here one last time before we left to relive some lovely memories. If we do come back and visit East of England again in future, we’ll definitely try to stop by again

We’ve loved our first visit to Water Cottage and Kersey. It’s a comfortable, cosy house in a very pretty village, with a good pub just across the road. Apart from the pleasure of staying in such a lovely place, Kersey is a great base from which to visit Long Melford, Cavendish, Clare, Lavenham. Aldeburgh and Southwold are within an hours drive. Wonderful stay – perfect! The aim was to kick back and relax for a couple of days and we did just that! The cottage is so well equipped and thought out that nothing was left wanting. A cosy weekend of fires, cooking, pub, visits to local villages, pubs (again!). All added up to a soulful weekend of loveliness. Highly recommended! (who needs hotels – Water Cottage has it all!)

Thank you! We had a lovely time! We walked a five mile circular around Kersey, visited Lavenham, walked and swam in the Stour by Dedham and drove to the beach. Bell Inn is lovely, as is the Greyhound in Lavenham.
What a wonderful cottage! So cosy and quiet. This was a surprise 50th birthday gift to take my wife away fro a well deserved break – Water Cottage did not disappoint. Suffolk is a great place to explore. The Bell Inn across the street is a must. Jacqui too is a great host of Water Cottage and nothing was too much trouble. It’s a “downer” to be going home to “normality”! We will be back again!
This was our third time here in the last twelve months. We really love this cottage and Kersey. We did the circular dog walk from the back of The Bell with Scooby. We had ice cream and a lovely drink in Lavenham and Sunday lunch in The Swan Inn – all fabulous
A wonderful stay! We loved the peace and quiet of the village and the wonderful hospitality of the pub – which we visited each evening! A great visit to a part of the UK we have never been to before, but one we shall definitely return to.
Had a fab weekend here. The pub is great and serves very good food with a lovely welcome. Love the cottage and the wood burner. Church at the top of the hill is worth the effort! We’ll be back!

What a lovely surprise for me to be taken to cosy Water Cottage in Kersey, for a thank you weekend. Arrived and had a quick pint in the lovely ‘Bell’ ! Had a wonderful walk around the Kersey countryside, stopping halfway for some lunch at the Lindsey Rose. Here for a weekend away. Having not been to Suffolk before we very much enjoyed exploring all the beautiful villages and coastline. Excellent pubs to note (aside from the lovely Kersey Bell) are The Greyhound in Lavenham and it’s sister The Ram in Hadleigh. Also The Coast and Sail in Snape is worth a visit. Lovely Cottage. Fabulous Cottage in Idyllic village.
The cottage surpassed all expectations. The village of Kersey is one of the most beautiful spots we have visited in the UK. The location by the Splash and opposite The Bell pub, could not be better. We enjoyed bicycle rides, walks and visits to nearby villages. Returning to such a comfortable cottage at the end of each day was absolute bliss. Thank you!

Fantastic, characterful cottage, very comfortable. Our only disappointment is that we couldn’t stay longer! Kersey and the surrounding area are so pretty. We managed some great cycle rides away from the main roads.
The cottage is beautiful and in a very stunning village! It is very well equipped. We cooked very night and it was almost like we were at home! We’ve very much enjoyed a short stay – beautiful weather and a relaxing stay. Kentwell Hall was a great place to take the kids and we visited the playground and riverside walk in Hadleigh several times. The Adnams shop in Hadleigh was good for local gifts. We had a very tasty meal in The Bell. Thanks for a lovely holiday.

We had such a nice week in this lovely cottage set in a gem of an amazing village. Really felt like we had gone back in time and it was so relaxing. We would recommend Bury St Edmunds for a good choice of shops, Lavenham for an interesting visit, Flatford Mill (do the guided tour if poss), Hadleigh and lots of beautiful walks from the doorstep. The Bell across the road is very good and is staggering distance! Thanks for the welcome pack and for having us.

Water Cottage and sunny weather made a perfect weekend in Kersey. The cottage is ideally situated in the village with the lovely Bell pub across the road. Cottage very well equipped for cooking too. Spent a couple of nights in this beautiful cottage to attend a family reunion at Kentwell Hall. Despite inclement weather we had a great time and look forward to returning to this part of Suffolk again.

This is our third Grove Cottage and possibly our favourite! Hard to imagine a lovelier place in a more picturesque location. Has a feel of someones home – interesting, well thought through books and DVDs. High quality furnishings, tasteful luxurious feel and a superb location.
We have stayed at 10-12 Grove Cottages and in terms of overall experience, we would rate Water Cottage the best.
We loved it! We moved from the fireplace to the pub to the bedroom. Sometimes we changed the order – bed, pub, fireplace! Truly cosy – thank you.

Every detail has been beautifully attended to. The Water cottage is a treat for the eyes and soothing for the soul. Well situated in the charming village of Kersey easily accessable to surroundings by well marked footpaths. The Bell Pub, located diagonally across the street is excellent.

Very impressed with the cottage and all the touches and loved sitting in the back garden. Strongly recommend The Angel pub in Stoke By Nayland which is dog friendly and served food until 3 p.m and The Bell pub across the road very good

The whole family really enjoyed living in this charming beautiful cottage. Wonderful area full of nice towns, old castles and beautiful coast. Many things to do to please the whole family� A very sunny week � breakfast in the garden every morning. Hope to return.

The cottage feels like it is loved which made it easy to feel at home in. Very impressed with the welcome basket, local information file and map with pubs and walks marked on. Really like how welcome you make the dogs.
Water Cottage is so welcoming and wonderfully equipped. A wonderful �home from home�! Everything we needed was provided + more! You can arrive here at Water Cottage and get straight on with enjoying your break. Have been to other places where I needed to go out and but the simple things as salt, pepper, washing up liquid etc. Simple but makes a difference. Bedding and towels beautiful and beds so comfy!
Gorgeous cottage, in a beautiful location. Interior is exceptional, full of character and original features. Welcome basket, flowers and guide book were great. The Cow Beam on the landing is a lovely character piece, albeit a little hard on my 6�1 head!!

We thoroughly enjoyed our stay at the Water Cottage, which had everything we needed and more. Such a beautiful house, spacious sitting room, plenty of boardgames, cosy log fire and great facilities for cooking.
