A really beautifully restored 15th Century Hall House
Water Cottage is located in one of Suffolks most charming little villages; Kersey. Many romantic walks right from your back door, Water Cottage sleeps up to 5 people in a wonderfully relaxing and romantic atmosphere.
Water Cottage is a beautiful 15th Century weaver’s cottage in Kersey – Suffolk’s prettiest little village – totally idyllic.
Cottage Walk Through
This magnificent timber framed ‘Hall House’ has been carefully restored to its former glory and the wonderful beams and massive inglenook fireplace create a lovely atmosphere for the lucky guests who want to stay in a Historic House.
You enter the cottage into the main room which is divided in two by a central open fire fireplace that faces the dining area to the right. Straight ahead is the sitting room with its massive inglenook fireplace and roaring log burner. The sitting room looks out over the pretty cottage garden.
Beyond the sitting room is a small coffee room and galley kitchen, which has direct access (completing the circle) back to the dining room. The beautiful beamed rooms, and lovely open fire along with the cosy woodburner ensure a wonderful cosy atmosphere in this very well furnished cottage.
Upstairs there are three bedrooms; two kingsize doubles and one bunk bedroom with standard size single beds. The bunk room is suitable for two children but only one adult please as it is a small room and there is not much clothes hanging space.
There is an elegant bathroom next to the bedrooms with a lovely roll top ‘Ball and Claw’ iron bath, with a handheld shower attachment.
This is a beautiful Character Cottage in a delightful tiny historic village.
Well behaved doggies are welcome in this cottage – dog charges apply at £20 per doggie for up to a week.
Please note that outside High Season this cottage offers a reduced rate for just two guests, who use one bedroom only.
Water Cottage has a very pretty garden, which is completely enclosed, it has an old apple tree providing shade for when you use the outside furniture to eat your meals in the garden or fire up the BBQ.
There are a selection of bikes in the shed to explore to pretty lanes around Kersey.
Water Cottage is close to the ford in Kersey which is fondly known as ‘The Splash’ and just 50 yards from the pretty local pub which was featured in the ‘Not the Meerkat’ TV commercials, as in fact was the whole of Kersey, the school and the village hall!
Kersey is Suffolk’s prettiest tiny village with not much more than one road, a pub, church and ford, but there are great walks straight out into lovely Suffolk countryside and the circular walk is very well marked round Kersey Vale and Moon Valley.
Just 5 minutes away is Hadleigh, one of Suffolk’s best Medieval villages with a lovely high street full of independent shops.
To find out more about the attractions of the local area, including the lovely Pubs & Restaurants, please click on Discoveer this area above.
I have a very early painted postcard depicting the steep hill with the ford at the bottom. The lovely building on the right is the pub. The inscription on the back reads that “the steady march of the motor car has not yet intruded on this little Suffolk village of Kersey where time has stood still for 100’s of years” – well that was in the 1920’s and still nothing has changed!
The loving restoration of this historic house needed the very careful craftsmanship of specialist builders who were used to working with ancient timber framed buildings, a lot of reclaimed material was used and traditional building methods employed to allow the house to breath.
Where possible ecological cleaning products are the first choice.
The famous village of Lavenham ‘England’s best preserved Medieval Village’ is just a few miles away and the area immortalised by England’s renowned Landscape Painter ; John Constable and known as ‘Constable Country’ is right beside us.
There are many great country pubs, some special Gastro pubs like our own local pub just steps away: The Bell, Kersey, or down the lane The Rose Lindsey, The Crown Inn and the Angel at Stoke-by-Nayland are especially good and there are some high quality restaurants like The Swan in Lavenham., Scutchers and The Black Lion in Long Melford.
At the moment our favourite is Number 10 in Lavenham which is just behind the Swan and in a beautiful Historic building, it is a wine bar but has a restaurant and the food is excellent and reasonable, it is also completely dog friendly.
This area is amazingly rural and untouched by city life, with tiny single track lanes leading nowhere or to a pub, footpaths galore and tiny Medieval Villages where time seems to have stood still.
If you are staying for more than a weekend then a day out at the unspoilt Suffolk Coast is always a lovely trip.
The coast starts just 30 minutes away near Colchester or Ipswich and our favourite beaches and places on the coast are between 50 – 70 minutes away, places like Pin Mill, Nacton, Levington, Orford, Aldeburgh, Dunwich, Southwold and Mersey Island.
The nearby Medieval Villages of Long Melford, famed for its setting for the Lovejoys TV series, Nayland, sitting prettily on the river Stour, Polstead, with its bluebells woods and impressive views over the Box river valley are all close by and there are many more tiny villages with lovely walks and Pubs to explore.
This is an area you can feel a million miles away from City life and really relax and enjoy just being part of.

What the Guests Say...
Hi Mark, we really enjoyed our stay at Water Cottage, thank you. Sunday, 9th April 2023, Gareth:
Lovely character property, In a charming location.
Great food at the Bell Inn across the road.
Would love to return to Kersey in the future
This is our fourth time here. As usual, it was lovely. Simple tasty food in The Bell with friendly service on Friday evening. We are emigrating back to Ireland after twelve years in the UK next weekend, and we wanted to come here one last time before we left to relive some lovely memories. If we do come back and visit East of England again in future, we’ll definitely try to stop by again
We have had a really lovely time in Water Cottage – thank you. Joanna was very welcoming and helpful
We’ve loved our first visit to Water Cottage and Kersey. It’s a comfortable, cosy house in a very pretty village, with a good pub just across the road. Apart from the pleasure of staying in such a lovely place, Kersey is a great base from which to visit Long Melford, Cavendish, Clare, Lavenham. Aldeburgh and Southwold are within an hours drive. We highly recommend Water Cottage and hope to return. Our special thanks to Joanna for making the house so welcoming for our arrival and for being so helpful. She’s a star!
Fantastic cottage, facilities and great welcome from Joanna. Exceeded expectations. We had a great time and hope to return soon! A further special mention to Joanna who does such a wonderful job!
With Prosecco and polished flutes to welcome us, with classical music playing to set the mood for a relaxing stay at the beautiful Water Cottage. This magical haven with its country garden and stunning village is the perfect place to unwind. Amazing walks at every turn with everything in one place to make a fantastic stay
Lovely, cosy, beautiful cottage. Everything we needed. Great, peaceful location. Very family and dog friendly. Thank you! Perfect xx
Delightful cottage in a picture perfect village. Another great stay, short but sweet and managed to pack everything in – wish The Bell was in our village! What a great welcome from Joanna, very friendly and professional
Thank you for our stay in Water Cottage. Cosy and comfortable
Thank you for our stay in Water Cottage, for the welcoming flowers, Prosecco and jam and for Joanna’s looking after the details with care. Although we have stayed in a number of Grove Cottage properties this was our first visit here. We have enjoyed a unique old house with a picturesque village at its door.
Lovely cottage, very cosy. We enjoyed the log fire and just relaxing for the week. Lots of lovely walks around Kersey.
Second wonderful stay in this beautiful cottage. This time treated to the street being transformed into the 50s overnight for filming of a new TV series! A lovely, relaxing stay in this beautiful place with everything you need provided. Hope to come back again soon.
A sunny weekend break post Covid lockdown. A very comfortable cottage in a pretty village with good local walks. We enjoyed he local pub for Sunday lunch
Grove Cottages set the bar for others to follow. Fantastic stay, nice touch the fresh flowers again! Grove Cottages s the first site we look at when we are looking to have a getaway. Thank you for making memories
Beautiful cottage and great location. Couldn’t ask for a better experience. We hope to come back again
Very quiet and relaxing spot
Thank you Joanna for welcoming us into the lovely Water Cottage. We had everything we needed, and more for a wonderful weekend away! The sweet extra touches of having the radio on for our arrival were simple but effective ways of making the cottage feel like a home for the weekend.
Best Grove Cottage we’ve stayed in. Warm welcome, cosy, lovely area, amazing fire
Lovely cottage to stay in, very peaceful area. Enjoyed a few day trips so plenty to do in the surrounding area. Thanks
Our stay at Water Cottage was delightful. The cottage itself is beautiful with a high attention to detail. Kersey offers a charming and peaceful escape from the city. The village and cottage were the perfect setting for a birthday milestone getaway.
We’ve been to many holiday cottages and this is definitely one of our favourites. Warm, cosy and so bright. The enclosed garden is another huge bonus, especially if staying in the summer
Thanks for a great stay! Enjoyed the walks around local countryside. Beautiful, unspoilt village. Cottage cosy and warm, would definitely recommend to others
Wonderful stay – perfect! The aim was to kick back and relax for a couple of days and we did just that! The cottage is so well equipped and thought out that nothing was left wanting. A cosy weekend of fires, cooking, pub, visits to local villages, pubs (again!). All added up to a soulful weekend of loveliness. Highly recommended! (who needs hotels – Water Cottage has it all!)
A wonderful cottage in a wonderful location. We appreciated the friendly and helpful welcome by Joanna.
Lovely dog walking countryside, great pub serving fresh, well cooked meals. Water Cottage is a delight and located opposite The Bell, with ‘honesty’ grocer/greengrocers in the High Street
Another fantastic stay at Water Cottage! We love Grove Cottages and have stayed at many, but this is our second time here. It’s so cosy and a wonderful break away from home and reality. Kersey is beautiful and the Bell pub does lovely food and so handy being right across the road. We’ll definitely be back!

What a wonderful cottage! So cosy and quiet. This was a surprise 50th birthday gift to take my wife away fro a well deserved break – Water Cottage did not disappoint. Suffolk is a great place to explore. The Bell Inn across the street is a must. Jacqui too is a great host of Water Cottage and nothing was too much trouble. It’s a “downer” to be going home to “normality”! We will be back again!
This was our third time here in the last twelve months. We really love this cottage and Kersey. We did the circular dog walk from the back of The Bell with Scooby. We had ice cream and a lovely drink in Lavenham and Sunday lunch in The Swan Inn – all fabulous
A wonderful stay! We loved the peace and quiet of the village and the wonderful hospitality of the pub – which we visited each evening! A great visit to a part of the UK we have never been to before, but one we shall definitely return to.
Had a fab weekend here. The pub is great and serves very good food with a lovely welcome. Love the cottage and the wood burner. Church at the top of the hill is worth the effort! We’ll be back!
Had a lovely weekend break, enjoyed doing absolutely nothing except eating and drinking in The Bell pub!

A delightful third visit – see you next time!
Here for a weekend away. Having not been to Suffolk before we very much enjoyed exploring all the beautiful villages and coastline. Excellent pubs to note (aside from the lovely Kersey Bell) are The Greyhound in Lavenham and it’s sister The Ram in Hadleigh. Also The Coast and Sail in Snape is worth a visit. Lovely Cottage. Will visit again. Emma & Steve.

We were here for a long weekend to visit family. Thanks for another comfortable stay, everything was here we required. We always have a wander around Lavenham while we are here, to wonder on the architecture. Our doggies loved it
Water Cottage is a delight. Perfect location for lovely dog walks followed by excellent pub grub in The Bell – bliss. What relaxed weekends are all about. Thank you Rachael
A lovely quiet place to stay, tucked away from busy streets.
A great few days at Water Cottage over New Year. Very useful dog friendly pub over the road with a fantastic landlady. Most of the time spent in front of a cosy log fire or wondering at the wibbly wobbly angles of the floor upstairs! Would recommend
Wonderful cottage – super relaxing break
Lovely homely cottage with beautiful and traditional features. Pretty village location and lovely places to visit nearby

Beautiful cottage, wonderful character and charm, relaxing and cosy – really enjoyable stay. All above our expectations.
Another beautiful ‘Grove Cottage’ in lovely little Kersey.
Fantastic, characterful cottage, very comfortable. Our only disappointment is that we couldn’t stay longer! Kersey and the surrounding area are so pretty. We managed some great cycle rides away from the main roads.
The cottage is beautiful and in a very stunning village! It is very well equipped. We cooked very night and it was almost like we were at home! The photos online are an exact true representation of the cottage. Rachael was very nice and welcoming – definitely coming back to stay here. It exceeded our expectations, love this cottage.

A most pleasant few days. The Bell provided delicious (and generous) meals with reasonable prices. Hopefully we may make it again. Kind regards
We’ve very much enjoyed a short stay – beautiful weather and a relaxing stay. Kentwell Hall was a great place to take the kids and we visited the playground and riverside walk in Hadleigh several times. The Adnams shop in Hadleigh was good for local gifts. We had a very tasty meal in The Bell. Thanks for a lovely holiday.
It has been a lovely wonderful week. We have enjoyed every bit of it, the garden, the bikes, the bedrooms – everything! We hope to come and stay here again soon. Kersey is a great place – thank you very much.
A lovely cottage in a hidden gem of a village it felt like living in a museum ( in a good way ! ) having gone back in time.
We had such a nice week in this lovely cottage set in a gem of an amazing village. Really felt like we had gone back in time and it was so relaxing. We would recommend Bury St Edmunds for a good choice of shops, Lavenham for an interesting visit, Flatford Mill (do the guided tour if poss), Hadleigh and lots of beautiful walks from the doorstep. The Bell across the road is very good and is staggering distance! Thanks for the welcome pack and for having us.
Lovely cottage, Rachael was very welcoming. We have had a great time visiting all the villages.
Water Cottage and sunny weather made a perfect weekend in Kersey. The cottage is ideally situated in the village with the lovely Bell pub across the road. Cottage very well equipped for cooking too. Water Cottage is a real gem! Thank you very much for a very special week away! Very lovely welcome from Rachael – thank you! Water Cottage is just the right balance of cosiness and feeling very special.
Spent a couple of nights in this beautiful cottage to attend a family reunion at Kentwell Hall. Despite inclement weather we had a great time and look forward to returning to this part of Suffolk again.
A wonderful location and a beautiful house and garden. The ability to not use a car, go for walks to the excellent pub over the road, enjoy the peace and birds with friends. We’ve had a great time – the cottage is so homely and relaxing. Very well laid out and furnished and a delightful garden.
Utterly superb. The loveliest cottage I have ever stayed in. Everything so carefully thought through, from the provision of a welcome basket and extra towels, to jolly decent bikes! Comfy sofas, squishy cushions, lovely lamps, it is delightful. I shall be back – thank you.

This is our third Grove Cottage and possibly our favourite! Hard to imagine a lovelier place in a more picturesque location. Has a feel of someones home – interesting, well thought through books and DVDs. High quality furnishings, tasteful luxurious feel and a superb location.
We have stayed at 10-12 Grove Cottages and in terms of overall experience, we would rate Water Cottage the best.

Everything had been thought of for us, making it a stress free short break that didn’t involve convoluted preparation. The welcome pack gave us time to settle and look forward to “local food” shopping.
Very relaxing, lovely garden and great having the bikes.

Delightful location in a most picturesque village. Attractive well appointed period cottage.
The cottage is very cosy and we loved the bits and pieces around, which made it feel unique. We also appreciated and noticed that everything a guest wants had been considered and acted upon. Very subtle but effective.
Very cosy, character cottage with everything you need for a relaxing and enjoyable break. Lovely walks, very peaceful.
A Landmark Trust type property, without the austerity. Cycling to St James’s chapel, hearing the skylarks singing and seeing the hares playing was a joy, thank you.
Very nice, warm and comfortable cottage, in the pretty village of Kersey.
We always look forward to returning…
We loved everything at Water Cottage; location, cosy feel, tasteful furnishings. Difficult to leave, we will definitely return.
Still a lovely cottage! We’ll be back – again!!
Delightful cottage in peaceful Kersey village. The cottage is well equipped, clean, and comfortable. We would highly recommend a stay at historic Water Cottage.
A truly restorative break in a delightful, characterful historic cottage. We were warm and cosy. Kersey is unique in having nothing commercial to disturb it’s serenity. The walks and surrounding countryside are beautiful.
We had a wonderful weekend at Water Cottage. A beautiful cottage in a beautiful village. A completely faultless experience. Thank you.
One of the best cottages we’ve stayed in, with some lovely touches. A comprehensive welcome basket, logs and kindling provided, bikes to tour the area and a variety of herbs to pick from the garden.
