The Experience
The Wobbin is a charming 1700’s grade II listed farm cottage with beautiful views over rolling farmland down to the Sea
Its position is wonderfully secluded but just a 12 minute walk to the pretty Marina.
This cottage accepts dogs.

The Wobbin was originally built as a pair of farm workers cottages, which have now been combined to form a delightful and generously sized three bedroom house with 2 open fires and a fully enclosed garden.
The location of The Wobbin at the end of a public single track lane means it is beautifully secluded with lovely views and walks down to the Sea, through the owner’s farm land.
You are ideally situated for exploring the Essex marshes and Nature Reserves. Visit: Tollesbury Wick Nature reserve or walking along the Sea Wall all the way down to Maldon’s Historic Hythe Quay where the famous Thames Barges moor up.
Downstairs there are two cosy sitting rooms both with log fires as well as a dining room and a conservatory, which makes the perfect setting for a glass of wine to accompany the stunning sunsets.
There is also a spacious and well equipped kitchen, complete with dishwasher, and there is also a convenient downstairs loo.
Upstairs, there are two double bedrooms, one has a King-sized bed and the other a Super King which can be divided into twin beds if required.
There is a comfortable day bed nestled in the open ‘Suffolk Landing’, which can be made up to accommodate an extra person at the additional cost of £60.
All bedrooms have a quaint arched mansard roof.
On the first floor there is a bathroom with a bath and a mixer shower attachment for hair washing.
Please note that outside High Season this cottage offers a reduced rate for just two guests, who use one bedroom only.
The Gardens
The cottage has gated ‘off road parking’ and sits in a completely enclosed garden with views over open countryside to the Estuary and Sea.
The adjacent woodland Nature Reserve belongs to the owners and they have specially cleared a pathway for you straight from your garden
This path ends in a clearing with seating from where you can enjoy spectacular views of the estuary – this is a great ‘safe’ walk for doggies but you will need to keep them on a lead as part of the woodland is occassionaly used for educational visits about the wildlife this Nature Reserve contains.
Outside
There are several different footpaths to explore directly from the cottage, all of them are immediately in the countryside.
One path takes you to the Marina at Tollesbury in about 12 minutes where the lovely Sail-loft café and restaurant is, the amazing red lightship in the moonscape of the salt marshes that make this area so unique, also it takes you to Woodup Pool, which is a tidal pool with a beach that families love to enjoy on sunny days, and of course the pretty Marina and the Marina Restaurant.
The main cart-track leads through the owners land directly from the cottage to the ‘Sea Wall’, on the other side of the sea wall the wonderful Essex marshes and Nature reserves which are an inspiration to wander around and see the amazing variety of birdlife.
You can walk for miles along the Sea Wall, all the way to the mouth of the Blackwater and Maldon.
The remoteness of The Wobbin combined with the enclosed garden and lovely walks through the countryside or along the Sea wall make this a doggie Dream come true.

Green credentials
Mell Farm where The Wobbin is, has been managed for Nature Conservation for 25 years.
We have planted over 4,000 trees and there is now more woodland on the farm than at any time in the past 100 years.
We have raised the water level on the grazing marsh to encourage the winter wading birds, and the grassland is managed to allow cover for the nesting birds in the spring and summer.
Many of our visiting birds are migratory and can travel thousands of miles to this , their winter holiday home.
The Wobbin is a listed building dating from about 1800 and had been renovated and redecorated in sympathy with its age, maintaining its exposed wooden beams and timber damp course.
The Cottage is maintained using local labour (cleaner, gardener, workmen), using Ecover products where possible and full recycling facilities are provided.
We encourage all our guests to use the excellent local shops and cafes in the village – all within walking distance.

Local Area
Tollesbury itself is pretty cut off as to get up or down the coast you have to go inland until there is a river crossing.
Even the village sign says: Tollesbury Village of the Plough and Sail ‘set your watches back 200 years when you enter the village!”
The beautiful and unique moon crater landscape of the salt marshes is extraordinary and the backdrop for many a mysterious book and film, at low tide you can walk around the craters finding strange boats old and new, some wrecked and even a big red lightship.
The village has a rich fishing history and some fascinating architecture like the sail-lofts which are houses raised up on stilts so the incoming tide could wash under them.
There are opportunities for Horse riding, sailing, sea fishing, bird watching and great walking in the local area. This is a link for Sea fishing and Day Trips on historic boats

Please note that there are no adult bikes available at this cottage as the nearby lanes are not really suitable but there are some small children’s bikes for use in the garden and on the cart-track. This is more of a walking area than family biking.
Babies: Baby cots and high chairs are provided in cottages accepting babies (please bring babies bedding which is not supplied).
Doggie Treats: Water bowl and treat per dog is provided in cottages accepting pets.

All in all a very lovely break – our first in Essex.

This is a super place in a unique location with tremendous views and lots of rooms to sit in! The Wobbin is a very nice house with a great garden and with a great view. We enjoyed the cosiness of the house when it was raining and liked doing the puzzles. It was also lovely to have a nature reserve so close to the house. It is also ideally situated for going on day trips to places like Mersea Island and Maldon

The Wobbin is a terrific base to explore Mersea Island and Maldon. Beautiful views and wonderful walks directly from the cottage. Tollesbury Wick marshes were gorgeous. A visit to West Mersea Oyster Company is essential – fantastic fish and chips! Thank you for the delicious cake and marmalade which we enjoyed every morning! We have had a wonderful week. An absolute gem of a cottage, well equipped to the highest standard. High points have been perfect weather – sunshine in February, spending time in the conservatory watching wildlife, we saw a weasel for the first time! Birds a plenty. Walked into Maldon along the sea wall one day. Stunning views and so peaceful
Relaxing stay in Kersey at Water Cottage. Wood burning stove was very welcome as the weather was as variable as expected in February. The reputation of The Bell is well deserved, including their welcome for dogs. We also demonstrated how well provided the kitchen is by cooking for friends one evening. Nothing lacking. The furniture fits well with the cottage and the garden is a welcome addition to the amenities.

You can sit in bed nursing your early morning cup of tea and see the Blackwater beyond the fields. What a treat! Beautiful spot, lovely views and plenty of paths to walk the dog. The house was very cosy and comfortable. Great to have a lounge with no TV for reading but with the option of a second one. All needs catered for, even for four legged friends. Was also lovely to be able to walk to the village (10 mins) for amenities such as shops, butchers and cafe. Thoroughly enjoyed our stay and hope to come back soon!

This is our second visit and we have loved every minute again! The welcome basket (including lemon cake) is amazing – with the added touch of a birthday card! Perfect garden for dogs. This is my second visit, but this time I brought the family. I loved it so much I was worried I’d over exaggerated and the family would have expected more and been disappointed. I needn’t have worried, they loved it just as much as I do and will be coming back – but for a longer stay!
Location, location, location! A wonderful visit in every direction. Our three dogs had a wonderful time, as did we. The welcome basket was lovely. The walks were wonderful along the sea wall. It was only because we had to cancel our holiday abroad that we came across The Wobbin. I know I have enjoyed this more than Italy (I think!), Hope to come again.
A lovely cottage – thanks for the lovely food. Lots of nice walks around the Nature Reserve to the Marina. We also enjoyed Heybridge Basin and Coggeshall where we had a lovely day visiting 2 National Trust properties: Grange Barn and Paycocks with a 3 mile circular walk between the two. 2 nice meals at The Queens Head in Tolleshunt D’Arcy. Also nice lunch at the coast at West Mersea Lovely weather and a relaxing holiday Thanks again.

Historical summer weather in an idyllic spot. Lucky us. Ella has been in her element on her first holiday in what is truly a dogs heaven. Our week at The Wobbin has been quite magical. We loved sitting under the cherry tree and ate outside every night, as blessed with perfect weather. Our two granddaughters didn’t want to leave, they loved it here. We enjoyed the welcome basket etc

The Wobbin is a truly wonderful base for exploring a fascinating part of our coastline. We were blessed with fantastic weather and enjoyed a barbecue in the garden as well as drinks and super in the conservatory, watching the sun sink! The cottage is cosy and inviting – private but close to the village and we couldn’t fault it. Amazing, generous and delicious welcome basket.

On our second visit to The Wobbin, the sense of peace and quiet engulfed us again. Lots of wonderful walks, into and around the village and on to the stunning estuary mud flats. Wild life abounds. We are so relaxed it’s a shame to go back to ‘normal’ life. Many thanks for such a quiet corner, I’m sure you will see us again.

Everything was perfect – the welcome basket was unexpected and extremely generous (and very tasty, thank you). We’ve never done a cottage stay before so the cottage far exceeded our expectations. We will definitely come again, the cottage is so relaxing, it’s like a big warming hug! x

We loved the cottage particularly the sitting room with the cosy nook and gorgeous fireplace. The cottage is extremely dog friendly which is brilliant for us and left us with a very relaxed dog. Thank you very much for the marmalade and cake, which was fantastic

What a lovely location for a ”thank you treat”!! The Maldon Smokehouse down a narrow lane, is worth a visit. We enjoyed the welcome basket in front of roaring fires. A super but all too short stay – a reason to come back!

We value privacy and peace. The Wobbin has no passing traffic and no near neighbours, with a view of the coast and a cosy cottage atmosphere it is a gem for an away-day weekend or midweek stay. The hosts were also a delight. Thank you

We’ve stayed in lots of cottages and this has to be one of the best. Easily enough room for 4 adults and a dog. Comfortable and well furnished with a wonderful totally secure garden. Had great weather so could enjoy a number of local walks. One night we stood in the garden watching a beautiful sunset while the bats flew overhead. Perfect! A wonderful welcome pack too!

Having had many cottage holidays in the past, this is without question the best so far. Highlights include the amazing welcome cake, fresh fruit and for the children to be allowed to feed the cats and say hello! Your hospitality and generosity are much appreciated. The Wobbin has bags of charm, in an idyllic setting surrounded by peace and quiet. We were lucky enough to combine harvesting and hay bales at work, and to hop on a bike for a cycle ride. Particularly recommend “crabbing” in the marina, our grandchildren loved it!
An excellent addition to the Grove Cottages. Splendidly isolated, but still lots to do. We had a most relaxing holiday, exactly what was required. We loved the solitude, the wildlife and the walks. We especially loved the bats as we no longer get them in our garden. Hopefully we will come again

This cottage is Stunning and in a beautiful relaxing location. The owners was helpful and friendly. Our short break was really perfect, amazing weather too ! Great for dogs, lots of wonderful walks and a large enclosed garden – Very Happy Doggies !

We have been lucky enough to spend about 9 weeks at The Wobbin. The tranquility of the cottage and garden hits you after driving through the hustle and bustle of Tollesbury village. We have enjoyed every aspect of our stay from the comfortable beds, beautiful skies, views from the sun lounge, to great walks. The cottage is in a beautiful location facing the estuary and surrounded by the Essex countryside, abundant with birds and wildlife. We have found our stay comfortable and relaxing. The Harbour Bistro serves great food and there is a bakery, butchers and fruit stall within walking distance. The owners provided a warm welcome to us. We hope you enjoy your stay here as much as we have.
