The Experience
Mill Cottage nestles beside its lovely Mill Pond in a beautiful secluded valley ¼ mile off the road. The valley is now a private 70 acre Nature Reserve including an Owl Tower and Badger watching sites.
It has lots of lovely walks.

You enter the Cottage into a farmhouse Kitchen which has direct access onto the grassy bank of the Mill pond, with tables and chairs for a pond side al fresco meal or drinkies.
Also on the ground floor is a good sized wet room shower room.
If you are interested in ground source heat pumps, you can go into the pump room, to inspect the eco-heating system.
There is a lovely oak staircase winding up to the double Bedroom and the large Sitting Room, which has a wood-burning stove and gorgeous views over the mill pond.
Please note that being a very old building there is a beam in this room at about 5ft – so mind your head 🙂
Lying at the end of the lane, Mill Cottage is the perfect place for finding peace and tranquillity.
There is no traffic noise and the farmyard complex where the owner also lives, is a remote ex-smallholding.
The low level of light pollution makes star-gazing at night a real treat.
The Gardens
Mill Cottage has a private garden where the lawn slopes down to the spring-fed Mill Pond, perfect for wild swimming, rowing (boat provided) and sunbathing.
You have the whole of the surrounding 70 acre Nature Reserve to enjoy, including a fenced off 11 acrea woodland perfect for doggies to race around.
Outside
There is a thatched Story Telling Hut looking out into the pretty valley that you are welcome to use.
The owner has created footpaths around the Mill Pond and down the valley to the Owl Tower.
You have 70 acres of Nature Reserve to enjoy with wildflower meadows, wooded glades and ancient hedgerows.
The owner is passionate about ecology and wildlife so you will find many areas where the natural ancient flora has been encouraged to return and which is why he also built The Owl Tower and other special nesting places.
Local wildlife includes Roe and Muntjac deer, badgers, hares and rabbits, water voles, kingfishers, barn owls, herons and egrets, greater spotted woodpeckers, little grebes and all the usual garden birds, bats, dragonflies and butterflies; a paradise for wildlife watching and photography.
Country walks start right outside the Cottage door with the 70-acre Private Nature Reserve plus 300 acres of adjacent Suffolk Wildlife Trust land to explore.
You may be lucky and see otters that come to fish in the Mill Pond and many guests enjoy badger watching in a nearby wood.
Green Credentials
Mill Cottage is cosy and very, very ecologically designed and built.
Most of the materials used in the restoration and conversion of the Mill were reclaimed or locally sourced in keeping with a historic building. Lime plaster and washes were used and local specialist builders and artisans carried out the work to the highest standards of historic renovation and ecological build practices.
Sheep’s wool was used for insulation in the walls and roof. Locally sourced oak floorboards were used in the sitting room and handmade floor and wall tiles in the kitchen and wet room.
The Mill Wheel generates electricity and the Cottage is warm all year round thanks to underfloor heating via a ground-source heat pump.
All waste water is treated on the owners own land.
The Cottage adjoins an Area of Outstanding Natural Beauty covering the Stour Valley. Part of the farm has been planted with an 11 acre wood specifically for Dormice (Muscardinus avellanarius). The Owl Tower has had 28 barn owl chicks ringed and reared in its first 10 years.
Also on the farm are four straw bale walled buildings including the pretty Story Telling Hut.
Notable plants are false and edible watercress, bluebells and several species of orchid. Bee orchids flower on the bank behind the Cottage each year.
Local wildlife includes roe and muntjac deer, badgers, hares and rabbits, water voles, kingfishers, barn owls, herons and egrets, greater spotted woodpeckers, little grebe and all the usual garden birds, bats, dragonflies and butterflies; a paradise for wildlife photography.
Country Walks start from the cottage door with the 70-acre Private Nature Reserve plus 300 acres of adjacent Suffolk Wildlife Trust land to explore.
Well-behaved dogs are always welcome – there is also a fully fenced 11-acre woodland on the farm where you pet can run without getting lost!

Local Area
The tiny Village of Assington, lies at the end of the cart track to Mill Cottage.
It has a very good farm shop with hairdressers, café restaurant, florist, interiors shop and a dog groomers.
The village hosts a popular pub The Shoulder of Mutton.
Supermarkets and high street shops are within a 15 minute drive at Hadleigh, Sudbury or Lavenham.
The famous village of Lavenham ‘England’s best preserved Medieval Village’ is just 20 minutes away, and the area immortalised by England’s renowned landscape artist John Constable, and known as ‘Constable Country’ is about 25 minutes away. One of his forebears was probably a previous miller at Mill Farm.
There are many great country pubs nearby, some special like The Crown Inn and The Angel at Stoke-by-Nayland or The Bildeston Crown and some high quality restaurants like The Hidden Garden in Sudbury, Scutchers in Long Melford and and The Swan in Lavenham. One of our favourites is the lovely wine bar in Lavenham call Number 10 Lavenham, it does delicious food and accepts doggies in the restaurant, courtyard and garden.

This area is amazingly rural and untouched by city life, with tiny single track lanes leading nowhere or to a pub, footpaths galore and tiny Medieval Villages where time seems to have stood still.
If you are staying for more than a weekend, a day at the unspoilt Suffolk Coast is always a lovely trip.
The coast starts just 30 minutes away near Colchester or Ipswich and our favourite beaches and places on the coast are between 50 – 70 minutes away, places like Pin Mill, Nacton, Levington, Orford, Aldeburgh, Dunwich, Southwold and Mersey Island.
The nearby Medieval Villages of Long Melford, famed for its setting for the Lovejoys TV series, Nayland, sitting prettily on the river Stour, Polstead, with its bluebells woods and impressive views over the Box river valley are all close by and there are many more tiny villages with lovely walks and Pubs to explore.
This is an area where you feel a million miles away from city life and can just enjoy the beautiful peaceful surroundings.

The access to acres and acres of managed wildlife sanctuary with varied and established habitats is really special.

We have explored the area from Harwich to Lavenham but best of all has been the mill pond: sitting in silence beside it and floating in the blue boat helping to clear the blanket weed!

The private grounds are well cared for with places of special interest.
The Cowlins Wood is breathtaking and has been carefully planned and managed.

Where you stay has a great bearing on how enjoyable your holiday is. We have never been disappointed with Grove Cottages. A bit of luxury in beautiful countryside restores the soul. We absolutely fell in love with Mill Cottage and the surrounding area. So interesting too what Bob and Anne have done to enhance the farm, the habitants and the wildlife. A great place to bring and walk the dog too! We hope to be back very soon!

The view across the lake was a delight and the dark skies revealed more stars and constellations that we knew existed. This was rest, relaxation and rejuvenation at its best.
Perfect weekend away, wonderful warm welcome from Bob. The cottage is a beautifully restored water mill in an idyllic setting overlooking a lily pond. Our second visit to Mill Cottage. It is an excellent escapist venue. Incredibly quiet, lots of walks, beautiful views over the mill pond. For us to visit a place twice (or more), is in itself a huge vote of thanks and commendation. In general terms we have been visiting Grove Cottage venues since 2011, a number more than once.
This is our third time staying at Mill Cottage. It’s a great cottage and the owner is helpful and friendly. Love being in a woodland environment, especially for the wildlife. Lucky enough to see deer, owls etc. Even got to go on the little boat which we thoroughly enjoyed.
Wonderfully cosy cottage nestled in the heart of the countryside. We chose it to get away from the busy world and it was absolutely perfect. Great walks on the doorstep, but also an easy drive to some lovely pubs and local farm shop.

Upon arrival Bob welcomed us and showed us around. The views and tranquility were simply amazing. We were lucky to be accompanied by a wonderful swan who frequented the pond two of the three days of our stay. We visited the owls and long horn cattle, Neville the bad boy and his ladies were entertaining. Looking at the photos, nothing short of a miracle worker re the vast restoration project – Absolutely Fabulous!!

We booked through Grove Cottages just for the weekend and were,once again enjoying our selves in a lovely part of the country in another quirky,charming cottage.With a well stocked farm shop and a pub only a short walk away and with the delicious traditional Grove Cottages breakfast hamper you won’t go hungry!.We ate, sat by the large lily filled pond that drives the water wheel that actually generates power to the cottage.It is great to borrow the row boat and spend some time enjoying the water and having your feet cleaned by the fish!

I have done a fair bit of travelling in my life, but I can honestly say that Mill Cottage is one of the most beautiful and peaceful places I have ever been. The cottage itself is extremely comfortable and Bob was very welcoming in showing me around and then leaving me to my own devices. The setting is perfect – mill pond, ducks, a heron, moorhen, chickens and on the doorstep. Some lovely walks and beautiful countryside. I loved it.
Mill Cottage is just perfect. Simple but very comfortable. Warm and cosy and overlooking the mill pond with ducks, moorhens and herons. And with beautiful walks right on the doorstep. Bob is very welcoming and if you’re interested he will show you where to go badger watching in the evening. I can’t recommend it highly enough. A little piece of heaven on earth

We have really enjoyed our weekend break. Beautiful tranquil surroundings, everything in the cottage we needed and received a beautiful basket full of goodies for breakfast – totally unexpected. Unfortunately didn’t get to use the boat on the lake as it froze but enjoyed the walks around and the wildlife.
Bob was extremely accommodating and let us arrive later than generally allowed. The welcome pack was a lovely touch – knowing the eggs came from the chickens in the barn next to us was wonderful. The cottage is small but beautiful and everything we needed was there. The dogs loved the lake right outside our window and the 11 acres of enclosed field got the seal of approval. We did some beautiful walks around the local area. It is very quiet (apart from the chickens!). Perfect and can’t recommend Mill Cottage and Bob highly enough!

There cannot be many places where you can see a part of Kingfishers perched next to your own private rowing boat! This is our fifth stay at Mill Cottage we we knew exactly what to expect – that’s why we keep coming back. Excellent accommodation and welcome and we have learned so much about the local wildlife and area from Bob.
Lovely cottage in a stunning location. We were made to feel very welcome and have had an excellent weekend, wildlife watching, walking and relaxing. Whilst sitting by the pond we were lucky to spot kingfishers, heron, buzzards and a hobby. At dusk we also saw a tawny owl. The nearly woodlands were fantastic for walking the dog!
Mill Cottage is a beautiful setting that is so peaceful and relaxing. The cottage is laid out well and has a good feeling of space and light. Every little detail has been thought about carefully. Beautiful walks from the cottage so you don’t have to get into your car. Or relax by the pond, on the pond in the boat or in the pond! Will return again in spring and autumn to enjoy the different seasons.

The setting of this cottage is exceptional . It is so good we almost want to keep it to ourselves ! The owners have created an outstanding environment for local wildlife and the cottage itself is beautiful and private. There are walks straight from your doorstep. You really don’t want to leave.

Absolutely perfect. Just what we needed as a short break away from our busy lives. Would most certainly recommend. The cottage was wonderfully cosy. The sitting space was a wonderful spot for us to relax in at the end of the day, and the log burner was a delightful addition on a chilly night. The bed was comfortable and spacious. The kitchen was perfectly kitted out to meet all of our needs, and the hamper consisted of very thoughtful food for our stay.

What a perfect place to start the New Year in, completely quiet and peaceful. Miles of countryside to explore from the doorstep. Fantastic circular walk through Bures and stumbled across St Stephen’s Chapel – absolutely amazing. The cottage has everything you need and Bob made us extremely welcome and was very informative. Feel completely rested and definitely will come again.

Very nice peaceful and cosy cottage. We had a very nice stay with lots of wildlife to look at, saw kingfishers, deer, and lots more besides. Very nice welcome basket and friendly meet with Charlie. We’ve stayed here twice before and thoroughly enjoyed ourselves – that’s why we came again. This was the first time we saw the kingfisher and the barn owl, and the second that we saw the badgers.

Mint Cottage is beautiful and the cottage really made our stay in Lavenham. From the stunning beamed bedroom to the well equipped kitchen to the beautiful sunny garden, it was wonderful to come back to each day. If you are looking for peace, quiet and tranquility then choose Mill Cottage. The scenery is beautiful and the variety of wildlife entertains. As with all the Grove Cottages we have stayed in, this is pretty, a little quirky and doesn’t disappoint. As always it felt like a home from home.

We have had a lovely weekend. We feel very relaxed and refreshed after the busy Christmas period. It’s the second time we have stayed here and love everything about it. Looking out the window to going for the scary walks in the dark. I’m sure we will be returning again.

Beautiful winter retreat – our second stay, the first time we’ve been anywhere twice, we love it hear that much! Warm cosy cottage in the stunning winter landscape – low mellow sun and crispy cold air. Ruby red winter berries aglow with the sun and the stark ethereal woods with twisted ancient oaks. A place to dream and be yourself. The wild creatures did not fail again and honoured us with their most welcome presence. I can’t wait to see the Mill dressed in her spring clothes. An absolute credit to Anne & Bob.

A very clean, comfortable cottage in an idyllic location next to the mill pond. The welcome basket was the best every in our experience of holiday cottages. Bob & Anne were very welcoming and informative.
Having stayed in many different holiday cottages over the years, this is one of the best. The location is perfect, no traffic noise, dark skies, the mill pond with reflected light and wild life. The shower room is excellent, so often a disappointment. Lovely to have cool air drifting in with the sound of moorhens calling, while snug in bed. It was a pleasure to see the milky way from Cygnus to Perseus and beyond, directly overhead. Bob’s introduction to the cottage was fully informative and sincerely welcoming. The welcome pack was the best we have found anywhere.
Sublime autumnal retreat. Breakfast by the pond with the chickens, the farm cats, dragonflies and kingfishers. Lazy afternoons rowing on the pond watching the reflection of the sky in the water and listening to the water splashing. Dusk walks in the woods and fields waiting for barn owls – they did kindly oblige. Evenings by the fire entranced by it’s shapes and cosy nights in bed with the window open hoping to hear the creatures of the night. Thank you Anne & Bob – December winter retreat to be booked.
Mill Cottage was all we expected and hope for. It is compact but due to it’s clever design had everything we needed for a relaxing break. The unique location linked t three Suffolk wildlife nature reserves provided interesting walks from the door with an abundance of wildlife. The owl tower and badger sett were a bonus. Bob & Anne were friendly and went out of their way to ensure that we got the most out of the environment, without being intrusive.

We came for peace and solitude and Mill Cottage has given us that twice over. Enjoyed quiet evenings by the pond, even managed to row round and longs walks with Bert the spaniel.

When we booked Mill Cottage we were told that the only things we needed to bring were clothes and alcohol and it’s true, everything you could possibly need is provided and the cottage is delightful. To open the back door from the kitchen and walk out on to the terrace and smell the honeysuckle every morning was sheer bliss. The whole place is lovely and we were made to feel very welcome by everyone we met.

The wildlife of Suffolk is a constant surprise after Surrey. We saw so much from the windows – egrets, kestrels, earth being pushed up by a mile were the highlights. It will be fun to return in the summer to see the butterflies and the badgers.

To say this is the most wonderful spot would understate what is a little part of paradise. Anne was so warm and welcoming and we relaxed at once. The Mill is splendid indeed and so warm and comfortable. The view of the lake with all the wildlife is so peaceful and you unwind in moments. So many walks to take and enjoy the views and the air, woods and field and the little streams, deer, badgers and owls to boot. We are unwound, de-stressed, chilled and renewed. Simply wonderful.

We have had a lovely few days in the surroundings of a small jewel in the Suffolk countryside. Mill Cottage has to be one of the best if not the best we have stayed in. Our thanks to Anne and Bob for being such delightful hosts. Having worked in the countryside for many years it was easy to see their love for the historic mill spills over to the environment and was pleasing to see how they are managing the delightful mosaic of habitats. It is not often that I come across ancient oak pollards being actively managed, brilliant! I love the weather vane.

Anne and Bob are the most charming couple and welcome you on arrival. The guided tour of the cottage was most helpful and the welcome basket was just stunning! We enjoyed sitting by the millpond with our cups of tea and coffee, taking walks in the surrounding area and visiting the Shoulder of Mutton pub on Saturday evening for the live music!

The perfect retreat. We fell in love with the place the minute we arrived. Greeted by Bob and Anne, they instantly made us feel comfortable. The design and personal taste of the cottage is spot on. Out of all the cottages we’ve stayed in Mill Cottage is by far the best. Superior in every way. Every appliance etc. you could need, sun lounger, and lovely owners – helpful and very pleasant.
We’ve really enjoyed our long weekend here – thanks Bob for a very warm welcome, talking us through everything we’d need to know! Saw a kingfisher which made our weekend and Matt even took a chilly morning swim in the pond. A really beautiful spot – will have to come back one day to try one of the courses.
Had a lovely relaxing break at Mill Cottage. Lots of nice walks. We saw the badgers and enjoyed the company of the chickens, rabbits and the two cats! We visited Sudbury and Orford – can definitely recommend a visit to Orford. It’s one of our favourite places on the Suffolk coast. We didn’t try any of the local pubs as we enjoyed cooking meals at the cottage. It wasn’t warm enough for any wild swimming in the pond but we did take the rowing boat out which was an experience. Really sorry to be leaving and hope to return

We booked Mill Cottage to celebrate our first wedding anniversary, it exceeded our expectation completely. We really enjoyed swimming in the pond, making friends with the chickens, cats and rabbits, and walks around the farm. All in all, a wonderfully relaxing break which we are keen to repeat.

Everything was first class from the first day to the last. We were expecting the weather to be bad, but turned out only a few wet days and did not spoil our time. It was so cosy and the wood burner was very effective and toasty warm! We very impressed by all the sustainable energy methods you have used in the property. Even though we were only about 30 miles from home, we could have been anywhere! If you enjoy fly fishing do give Mill Cottage a go – Anne arranged for us to have a fly fishing lesson with John – her contact which was brilliant – in fact caught 5 trout – taking one home to eat!

Thank you, Bob and Anne, for making us so welcome. Mill Cottage is delightful, we love the tranquillity just what we needed! The badger watching was amazing, well worth the standing, thanks for the loan of the warm gear! Walking and cycling great fun. The cottage is beautifully finished and very comfortable.
My husband and I spent hours searching the internet for a retreat by water. When we found Mill Cottage we booked immediately. This weekend we have spent hours just being there, relaxing and relishing every moment…your location is priceless. So still, so serene, so silent….

“What a superb place you have here. What I wouldn’t give for a pond like that in my garden. Alys and I have had a wonderful few days here. Pity we didn’t get to meet you. Maybe next time? Enjoyed walking in the countryside between here and Burea and up to the local. The dog has had a great time and I recommend a trip to the Henny Swan to anyone with a dog, where they were more than accommodating. Many thanks once again.
