Access Statement Mill Cottage

Access from the public highway is via a private gravel surfaced drive, about one third of a mile long. This drive is single track with passing places and leads to Mill Cottage, and Mill Farm only, although a public footpath continues through the farmyard to Leavenheath.

There is ample car parking in the farmyard close to the cottage. Guests can unload luggage etc right outside the entrance door and park in the farmyard directly opposite the front door.

Mill Cottage has a TV, Radio and a CD player. Wi-Fi is provided but reception can be patchy. Mobile phone reception can also be patchy but we live in the farmhouse nearby and guests can use our landline in emergency.

Mill Cottage is a two storey cottage with a kitchen/breakfast room, wet room with shower and WC, and a boiler/drying room on the ground floor. On the first floor is a bedroom and open plan living/dining room upstairs with wood burning stove. A back door from the kitchen/breakfast room leads via a small staircase to the private garden which has a lawn right down to the edge of the mill pond. Guests not wishing to use the back door and stair can access the garden on the level by walking out from the front door and continually turning left around the group of buildings.

There is a two inch (5cm) high threshold from the gravel surfaced farmyard into the kitchen/breakfast room. The doorway is 37 inches (0.94m) wide. All doors are 74in (1.88m) high or more unless otherwise mentioned. The back door upto the garden is 25 inches (0.63m) wide and 61 inches (1.55m) tall. Access is gained by lifting up a hinged flap in the kitchen units. The door into the wet room is 32 inches (0.81m) wide with level access shower floor. Access to the boiler room is through a door 27 inches (0.68m) wide and 55 inches (1.44m) tall, with a 1 inch (2.5cm) threshold and 9 inch (23cm) step down to the boiler room floor.

Access to the first floor is up a staircase about 31 inches (0.79m) wide, that is fairly easy with handrails on each side and a half landing opposite the bedroom door. The door into the bedroom is 27 inches (0.68m) wide. In the living/dining room is a structural wooden beam about 59 inches (1.5m) from the ground which needs careful navigation to avoid damage to you (and the beam).
