Spadgers Access Statement

This is an access statement for Spadgers.

This cottage is not graded in any special way for disabled use and all worktops, bathroom fittings, beds and chairs are standard heights.

The cottage is not suitable for wheelchair bound guests.

We urge all guests who are concerned about the suitability of our cottage for them to speak to Grove Cottages personally on 01787 211 115 and we will answer all their questions and find the ideal cottage for them.

Dogs are welcome in this cottage, there are house rules.

Smoking/vaping is not allowed.

Spadgers

General

Spadgers is a 2-storey cottage with an open plan living room, kitchen and bathroom downstairs and two bedrooms upstairs. The character of the cottage is low ceilings, exposed timber and uneven floors, with low doors in places.

There is an open coal fire in the Living Room opposite the sofa.

There is a back door directly onto the garden from the kitchen, the garden gate leads straight onto an unmade footpath to the fields and public footpath network towards the river and village, or around to the front parking area.

The stairs are steep, winding and quite narrow, but with a banister on one side. There are 2 low bulkheads affecting going up and down the stairs.

Both the kitchen and bathroom are compact, but all you need is there.

Spadgers has TV /radio/ wi-fi speaker and is completely self-contained and is inclusive of towels, bedding and basic kitchen supplies like tea, coffee, milk, sugar, salt, pepper and olive oil.

There is WiFi provided for guests but mobile signal is quite patchy, those with smart phones can often use the ‘call over WiFi’ feature to get good signal in the cottage.

There are maps and masses of information in the cottages plus all information on important emergency numbers like doctor, hospital, dentist, taxi and vet.

Street Access

  • There is ample parking off the main road onto a free for all parking area for Guest arrivals and departures. If not immediately close to the cottage there is plenty of unassigned parking along Westgate Street.
  • There is no allocated parking for the cottage, parking is available on a first come first served basis, so parking close to the cottage cannot be guaranteed.
  • To unload you can drive right up to the cottage entrance temporarily before parking.
  • There is no electric charging at the cottage, the nearest public charging point is at the signed Old School car park near the bridge on Hall Street.

Garden Access

  • This cottage also has a second access via the back gate and footpath to the rear leading to the public footpath along the fields and at the end of the terrace. This is unmade earth and a small bridge over a brook with grass verges.

Pedestrian Access to Cottage from parking area.

  • There is a 2” (5cm) step up from the off-road parking area to the front door (which is a wide but low door 2’6” wide x 5’8” high (76 x 173cm), and a 6” (15cm) step down into the open plan Living Room.
  • The Living Room leads up the staircase to the bedrooms, or into the kitchen through a door and through an opening to the bathroom and back door to the rear garden.

Access to kitchen, bathroom and back door

  • Kitchen door 2’5”(74cm) wide, 5’11” (181cm) high.
  • The kitchen has normal height worktops and a large Belfast sink all at 3’ (92cm) height.
  • Former door opening to bathroom and back door 2’4” wide, 5’11” high.
  • Bathroom door 1’9” (53cm) wide, 5’11” (181cm) high.
  • The bathroom has a shower over the bath with a shower curtain, you need to step over the bath, the step is 1’10.5” (55cm) to get in and shower.

Access to upstairs Bedrooms

  • Steep, winding, and narrow stairs 2’6” (76cm) with a banister on one side. There are 2 low bulkheads affecting going up and down the stairs.
  • Bedroom 1 door 2’2.5” x 6’ (67 x 183cm)
  • Bedroom 2 door 2’ x 6’ (61 x 183cm)

Ceiling heights are low especially upstairs, ground floor min 6’10” (210cm) and first floor 6’3” (190cm).
