A really beautifully restored 15th Century Hall House
Water Cottage is located in one of Suffolks most charming little villages; Kersey. Many romantic walks right from your back door, Water Cottage sleeps up to 5 people in a wonderfully relaxing and romantic atmosphere.

Water Cottage is a beautiful 15th century weaver's cottage in Kersey - Suffolk's prettiest little village - totally idyllic.
This magnificent timber framed 'Hall House' has been carefully restored to its former glory and the wonderful beams and massive inglenook fireplace create a lovely atmosphere for the lucky guests who want to stay in a Historic House.
You enter the cottage into the main room which is divided in two by a central open fire that faces the dining area to the right. Straight ahead is the main sitting room with its large inglenook fireplace and roaring log burner. The sitting room looks out over the pretty cottage garden.
Beyond the sitting room is a small coffee room and galley kitchen, which has direct access (completing the circle) back to the dining room. The beautiful beamed rooms, and lovely open fire along with the cosy woodburner ensure a wonderful cosy atmosphere in this very well furnished cottage.
Upstairs there are three bedrooms; two king size doubles and one bunk bedroom with standard size single beds. The bunk room is suitable for two children but only one adult please as it is a small room and there's not much clothes hanging space. There is a elegant bathroom with a lovely roll top bath and hand shower.
Water Cottage has a very pretty garden, which is completely enclosed. It has an old apple tree providing shade for when you use the garden furniture to eat your meals in the garden.
They're are a selection of bikes in the shed to explore the pretty lanes around Kersey.
Water Cottage is close to the ford in Kersey which is fondly known as 'The Splash' and just 50 yards from the local pub, which was featured in the 'Not the Meerkat' TV commercials, as in fact was the whole of Kersey, the school and the village hall!
Kersey is one of Suffolk’s prettiest tiny villages with not much more than one road, a pub, church and ford, but there are great walks straight out into lovely Suffolk countryside and the circular walk is very well marked round Kersey Vale and Moon Valley.
Just ten minutes away is Hadleigh, one of Suffolk's best Medieval villages with a lovely high street full of independent shops.

I have a very early painted postcard depicting the steep hill with the ford at the bottom. The lovely building on the right is the pub. The inscription on the back reads that "the steady march of the motor car has not yet intruded on this little Suffolk village of Kersey where time has stood still for 100s of years" – well that was in the 1920s and still nothing has changed!
The loving restoration of this historic house needed the very careful craftsmanship of specialist builders who were used to working with ancient timber framed buildings. A lot of reclaimed material was used and traditional building methods employed to allow the house to breath.
Where possible local produce is used in the breakfast hampers and ecological cleaning products are the first choice.

Living room: If your cottage has an open fire or stove then a basket with firewood and a bucket with coal will be provided free and more will be available at cost and there will be firelighters provided, TV, books, games, magazines, local brochures, OS and other maps, folder with our special 'What To Do' insiders guide to the local area.
Baby: Cot and high chair provided in cottages accepting babies (please bring babies bedding).
Dog: Water bowl and treat per dog is provided in cottages accepting pets.
Bikes: Please check with the owner that these are available before you arrive to avoid disappointment if they are in for maintenance

Cottages with open fires are supplied with a complimentary first load of fuel after which you can buy more using an honesty box.
Most cottages also supply Bikes free of charge unless it is stated that no bikes are available.

Wonderful stay - perfect! The aim was to kick back and relax for a couple of days and we did just that! The cottage is so well equipped and thought out that nothing was left wanting. A cosy weekend of fires, cooking, pub, visits to local villages, pubs (again!). All added up to a soulful weekend of loveliness. Highly recommended! (who needs hotels - Water Cottage has it all!)

Thank you! We had a lovely time! We walked a five mile circular around Kersey, visited Lavenham, walked and swam in the Stour by Dedham and drove to the beach. Bell Inn is lovely, as is the Greyhound in Lavenham.
What a wonderful cottage! So cosy and quiet. This was a surprise 50th birthday gift to take my wife away fro a well deserved break - Water Cottage did not disappoint. Suffolk is a great place to explore. The Bell Inn across the street is a must. Jacqui too is a great host of Water Cottage and nothing was too much trouble. It's a "downer" to be going home to "normality"! We will be back again!
This was our third time here in the last twelve months. We really love this cottage and Kersey. We did the circular dog walk from the back of The Bell with Scooby. We had ice cream and a lovely drink in Lavenham and Sunday lunch in The Swan Inn - all fabulous
A wonderful stay! We loved the peace and quiet of the village and the wonderful hospitality of the pub - which we visited each evening! A great visit to a part of the UK we have never been to before, but one we shall definitely return to.
Had a fab weekend here. The pub is great and serves very good food with a lovely welcome. Love the cottage and the wood burner. Church at the top of the hill is worth the effort! We'll be back!

Here for a weekend away. Having not been to Suffolk before we very much enjoyed exploring all the beautiful villages and coastline. Excellent pubs to note (aside from the lovely Kersey Bell) are The Greyhound in Lavenham and it's sister The Ram in Hadleigh. Also The Coast and Sail in Snape is worth a visit. Lovely Cottage. Fabulous Cottage in Idyllic village.
The cottage surpassed all expectations. The village of Kersey is one of the most beautiful spots we have visited in the UK. The location by the Splash and opposite The Bell pub, could not be better. We enjoyed bicycle rides, walks and visits to nearby villages. Returning to such a comfortable cottage at the end of each day was absolute bliss. Thank you!

Fantastic, characterful cottage, very comfortable. Our only disappointment is that we couldn't stay longer! Kersey and the surrounding area are so pretty. We managed some great cycle rides away from the main roads.
The cottage is beautiful and in a very stunning village! It is very well equipped. We cooked very night and it was almost like we were at home! We've very much enjoyed a short stay - beautiful weather and a relaxing stay. Kentwell Hall was a great place to take the kids and we visited the playground and riverside walk in Hadleigh several times. The Adnams shop in Hadleigh was good for local gifts. A lovely cottage in a hidden gem of a village – it felt like living in a museum ( in a good way ! ) having gone back in time.
We had such a nice week in this lovely cottage set in a gem of an amazing village. Really felt like we had gone back in time and it was so relaxing. We would recommend Bury St Edmunds for a good choice of shops, Lavenham for an interesting visit, Flatford Mill (do the guided tour if poss), Hadleigh and lots of beautiful walks from the doorstep. The Bell across the road is very good and is staggering distance! Thanks for the welcome pack and for having us.

Water Cottage and sunny weather made a perfect weekend in Kersey. The cottage is ideally situated in the village with the lovely Bell pub across the road. Cottage very well equipped for cooking too. Spent a couple of nights in this beautiful cottage to attend a family reunion at Kentwell Hall. Despite inclement weather we had a great time and look forward to returning to this part of Suffolk again.

This is our third Grove Cottage and possibly our favourite! Hard to imagine a lovelier place in a more picturesque location. Has a feel of someones home - interesting, well thought through books and DVDs. High quality furnishings, tasteful luxurious feel and a superb location.
We have stayed at 10-12 Grove Cottages and in terms of overall experience, we would rate Water Cottage the best.

One of the best cottages we've stayed in, with some lovely touches. A comprehensive welcome basket, logs and kindling provided, bikes to tour the area and a variety of herbs to pick from the garden.

Water Cottage is a beautifully appointed house, in a gorgeous setting. As usual everything we could possibly need was provided from ground coffee, to washing up liquid, to the beautiful welcome basket.

The street was like a movie set and the house absolutely divine – we couldn’t have ask for more, except to stay longer!
We've spent a lovely long weekend here for our anniversary - we'd love to come back to the house and area. We enjoyed food at The Angel, Stoke by Nayland, The Kersey Bell & we even found some live music at The George in Hadleigh. Next time, we must stay for longer!

We travelled from Scotland to meet up with family from London & were delighted with Water Cottage. Everything we could need & a perfect base for exploring the area. We could not fault anything about this lovely cottage and the effort that has been made to welcome guests. The information cards are particularly helpful.

Every detail has been beautifully attended to. The Water cottage is a treat for the eyes and soothing for the soul. Well situated in the charming village of Kersey easily accessable to surroundings by well marked footpaths. The Bell Pub, located diagonally across the street is excellent.

Very impressed with the cottage and all the touches and loved sitting in the back garden. Strongly recommend The Angel pub in Stoke By Nayland which is dog friendly and served food until 3 p.m and The Bell pub across the road very good

You can arrive here at Water Cottage and get straight on with enjoying your break. Have been to other places where I needed to go out and but the simple things as salt, pepper, washing up liquid etc. Simple but makes a difference. Bedding and towels beautiful and beds so comfy!
