A delightful secluded part of a Medieval clutter of buildings known as The Grange set in 10 acres of riverside meadows and woodland for you to enjoy, beside what has been described as England's prettiest village.
A beautiful Historic Cottage in an idyllic riverside location next to a tiny village with a good pub with beautiful walks all around this is in many ways the perfect cottage.
You enter your private courtyard through an archway in the Medieval building, where the odd chicken will happily greet you.
Your private front door opens into a small hallway with stairs to the master bedroom.
On the right is a bathroom and straight ahead the main room with the kitchen beyond to the left.
The main room has a lovely 'Suffolk White' brick floor with the luxury of underfloor heating. Light pours in from the two large windows and glazed door that leads outside. There are two large sofas for you to cosy up in and Persian carpets throughout the cottage for you to admire.
The wealth of ancient beams and the cosy atmosphere of this lovely room immediately relax you.
Beyond the main room is the open plan kitchen which is very well equipped so that staying in for dinner is a pleasure.
Ancient stairs behind a cupboard door wind their way up to the twin bedroom.
The bathroom is wood panelled and has Italian marble tiles around the bath. It also has a historic Suffolk white brick floor with underfloor heating and an oversized 1800 x 800 bath with a glass shower screen over it.
On the first floor are the two bedrooms, each with its own staircase, there is an interconnecting door but this can be locked. The main king sized bedroom is very spacious with lots of Medieval Oak beams and rare wall boarding. The gorgous floors are solid English broad oak with lovely Persian rugs and the ancient mullioned windows look out over the meadows.
The second bedroom is twin bedded room, but please be aware the staircase is a bit steep and windy so not suitable for those with mobility problems.
There is easy off-street parking next to the The Grange with vehicular access through the Coach House archway, direct to the cottage for unloading etc.
The Grange is set in 10 acres. Except from the formal garden you're welcome to explore the three ancient water meadows, the wood and even the one acre island in the river Brett that runs beside The Grange.
Church Meadow is part of this land and it runs from the church right to the centre of the village. The owners manage these meadows in the traditional way to maximise biodiversity and encourage wild flowers in particular.
You can spend some delightful times exploring the banks of the river and there are footpaths to take you further into the countryside.
The Grange has been restored using where possible reclaimed materials and tradlitional building techniques. This include lime plaster and limewashes, the work was carried out under the English Heritage guidance and by local artisans spelcialising in their fields of restoration. At the same time maximum energy efficiency and insulation was installed.
All the waste water is treated on our own land.
Kitchen: All cottages are complete little homes and facilities include modern central heating, refrigerator, hobs, oven and / or microwave, toaster, crockery & serving dishes, cutlery, many utensils, fire-extinguisher, lots of pots & pans, glasses & mugs, kettle, coffee maker, teapot, kitchen towels, oven gloves, olive oil & vinegar, salt & pepper, sugar, herbs, tea, fresh and instant coffee, washing up liquid, cloths, general cleaning materials, etc.
"Welcome Pack": Contains all the freshest ingredients for a 'Proper English breakfast': eggs, bacon, butter, some tomatoes, fruit, a lemon, a litre of milk and a loaf of fresh local bread.
Bathroom: Soap, fluffy cotton towels, bath mats, shaver point, toilet brush, toilet roll.
Bedroom: Cotton bed linen, wardrobe with coat hangers / chest of drawers, iron, ironing board, hairdryer.
Living room: If your cottage has an open fire or stove then a basket with firewood and a bucket with coal will be provided free and more will be available at cost and there will be firelighters provided, TV, books, games, magazines, local brochures, OS and other maps, folder with our special 'What To Do' insiders guide to the local area.
Bikes: There are 12 bikes for the free use of the guests. The South Suffolk Cycle Route runs past the cottage.
Cleaning: In this cotage there is a washing machine and dryer in the walk-thru which is for the use of the 6 cottages on the old Grove Farm. There are also deck chairs and carpets for the garden.
Baby: Cot and high chair provided in cottages accepting babies (please bring babies bedding).
Dog: Water bowl and treat per dog is provided in cottages accepting pets.

Bikes are provided for you free of charge to explore the local lanes, please check with the owner your requirements.
