Farm Cottage is a charming unspoilt farm workers cottage dating back to the late 17th Century.
This romantic little cottage has a very contented and peaceful atmosphere about it. As you warm your toes by the log fire you can imagine how it has been used and loved over the centuries.
Snug, cosy and bright with views across the orchard and fields in a delightful part of Suffolk Farm Cottage has been given a Four Star Gold Award by the Tourist Board for exceptional quality of accommodation and customer service for every year since 2009.

Farm Cottage is an old 17th Century farm worker's cottage, situated at the end of the Old Grove Farm buildings with its own entrance down a short footpath onto the road. It retains all of its original simple homeliness and charm with sunny windows looking out onto the beautiful orchard gardens, which catch the dazzling evening sunsets.
The handmade kitchen with its lovely butler sink and reclaimed wood cupboards, curl discreetly round the back of the chimney breast providing a gas hob, electric grill and oven.
The main room has a handy utility room off it, ideal for drying wet doggies after a long walk. The main room itself has a beautiful open log fire and a comfy sofa to enjoy it from. Three windows on two aspects make this a very sunny room and adds to the romantic atmosphere of this cosy Suffolk countryside cottage.
Hidden behind an old cupboard door in the ancient wood panelled wall is a staircase winding up to the two bedrooms and shower bathroom, glazed pigeon holes bring extra light into the stair way. The pretty master bedroom has the original broad elm wood floor which was traditionally painted black, and a comfy big king-sized bed.
The second small single bedroom is adjacent and can be booked seperately as an Additional Facility - so dont put in 3 persons or 2 adults and a child in the initial booking information but add the 3rd person or child by adding the 'Additional Facility' charge.
We provide travel cots for babies and toddlers for free, but any child that is too big to fit in one and therefore needs a bed must be added as an adult in the booking process as we only have Adult beds.
Upstairs there is a little shower room. Farm Cottage was originally the farm workers cottage and makes up part of the large double quadrangle of buildings that is The Old Grove Farm (ex).
Dog owners please note there is an acre of dog exercise orchard and meadow – plus footpaths directly from the cottage into open countryside with a lovely dog friendly pub just a 15 minute walk away across the fields.

You enter the cottage through the side garden from the large courtyard or from the garden gate on our tiny lane.
There is a small herb garden off the big courtyard where you are welcome to take any herbs you wish.
We have a lovely mature orchard garden at the front of the cottage which you overlook and where guests can laze around under the apple and pear trees and have a BBQ in summer. We've put a table with chairs and a bench onto the grass directly outside Farm Cottage for you to enjoy watching the sunsets.
We have a large central courtyard where you can unload your car when you arrive The courtyard has large open sided historic ‘Cart Lodge’ barn, where guests can pull out a BBQ or sit in the barn which is lit with fairy lights and watch the night skies.
There is a second barn with bikes for guests to use, a coal bunker and log pile for guests to purchase extra fuel after the complimentary basket of logs and bucket of coal has been used (don’t worry the cottage is warm and cosy with its central heating alone).
Behind the ‘Cart Lodge’ barn there is an acre of orchard and lawn where we have established some peaceful private areas with tables and chairs and some very rare apple trees. This is an ideal dog exercise area. Next to it is a large off road car park.
You can walk directly from the gardens onto footpaths leading to the church, pub or circular countryside walks.
The South Suffolk Cycle route runs past the cottage and we provide bikes for free.
The Old Grove Farm, is set in open countryside and made up of brick buildings in a E shape which were a Farm Workers cottage, winnowing barns, dairy’s and bakeries.
It has a large central courtyard with a long barn creating a double quadrangle, the buildings are now converted into 6 lovely holiday cottages with individual entrances from different areas and surrounded by gardens and Orchards, it is where our business started and where we are based.
While being right in the countryside, we are not cut off from civilisation and a 5 – 10 minute car drive will get you to shops and supermarkets, café’s, swimming pools. Museums, the Quay Theatre and the river Stour.
There are good Pubs are all around us and our local which is ¾ mile walk across the fields from us has its own Macro Brewery and a selection of the best beers and ciders you can come across: The White Horse Edwardstone.
Farm Cottages is a very special place that is a joy just to be in. Perfect for a couples romantic getaway even if they have to bring a child.
This building dates back to the 17th Century and is renovated and repaired with traditional and reclaimed original materials like the ancient reclaimed wood, doors and beams, traditional lime plaster and paints, locally sourced timber and locally fired or reclaimed bricks.
We operate or own Clear Water Treatment plant which biologically cleans all our waste water to such a pure degree that it can be discharged back into the environment.
We use many ecover products when possible.
We encourage guests to explore the local area by bicycle or foot.
We offer guests eggs from our own chickens when possible, fresh herbs from our herb garden and fruit from our own apple, pear, plum and quince trees – some of these trees were thought to be extinct - but we have them!
Where possible the items in our complimentary breakfast hamper are locally sourced such as eggs from us or the local farmer, lovely local granary pat bread and locally reared bacon.
We sometimes keep bees and have many flowering plants to encourage bees to our gardens.
We share our grounds with bats, badgers, fox, hare, rabbits, deer and an amazing array of birds – from buzzards and owls to blue-tits, goldfinches and woodpeckers. All these animals and more find food here and shelter in our hedges and gardens.
The tiny village of Kersey, which is widely regarded as Suffolks prettiest village, is just a leisurely 10 minute bike ride down the lane from us, and luckily has an excellent pub right by the ford for thirsty cyclists!
Supermarkets and shops are within a 10 minute drive.
The famous village of Lavenham ‘England’s best preserved medieval village’ is just 4 miles away and the area immortalised by England’s renowned landscape painter John Constable and known as ‘Constable Country’ is right beside us.
There are many great country pubs, some special like The Crown Inn at Stoke-by-Nayland and some high quality restaurants like The Great House or The Swan in Lavenham.

This area is amazingly rural and untouched by city life, with tiny single track lanes leading nowhere or to a pub, footpaths galore and tiny medieval villages where time seems to have stood still.
If you are staying for more than a weekend, then a day out at the unspoilt Suffolk Coast is always a lovely trip.
The coast starts just 30 minutes away near Colchester or Ipswich and our favourite beaches and places on the coast are between 50 – 70 minutes away, places like Pin Mill, Nacton, Levington, Orford, Aldeburgh, Dunwich, Southwold and Mersey Island.
The nearby of Long Melford, famed for its setting for the Lovejoys TV series, Nayland, sitting prettily on the river Stour, Polstead, with its bluebells woods and impressive views over the Box river valley are all close by and there are many more tiny villages with lovely walks and pubs to explore.
This is an area where you feel a million miles away from city life and can really relax and enjoy just being part of it.
Kitchen: All cottages are complete little homes and facilities include modern central heating, refrigerator, hobs, oven and / or microwave, toaster, crockery & serving dishes, cutlery, many utensils, fire-extinguisher, lots of pots & pans, glasses & mugs, kettle, coffee maker, teapot, kitchen towels, oven gloves, olive oil & vinegar, salt & pepper, sugar, herbs, tea, fresh and instant coffee, washing up liquid, cloths, general cleaning materials, etc.
As a safety precauttion we are not providing our usual Welcome Basket ... but there will be a bottle of Fizz in the fridge to help you get over the shock :)
Bathroom: Soap, fluffy cotton towels, bath mats, shaver point, toilet brush, toilet roll.
Bedroom: Cotton bed linen, wardrobe with coat hangers / chest of drawers, iron, ironing board, hairdryer.
Living room: If your cottage has an open fire or stove then a basket of firewood and a bucket of coal will be provided free, more will be available at cost – firelighters will be provided. TV, books, games, magazines, local brochures, OS and other maps, folder with our special ‘What To Do’ insiders-guide to the local area.
Bikes: Please check with the owner that these are available before you arrive to avoid disappointment if they are in for maintenance
Washing: There is a washing machine and dryer in the walk-thru, which is for the use of the six cottages. There are also deck chairs and rugs for the garden.
Baby: Cot and high chair provided in cottages accepting babies (please bring babies bedding).
Dog: Water bowl and treat per dog is provided in cottages accepting pets.
Bikes are provided for you free of charge to explore the local lanes, please check with the owner your requirements.

I had high expectations of Grove Cottages due to browsing the beautiful pictures on the website and reading guest reviews/comments. My expectations were at least met, if not surpassed! Mark and his team do this extremely well. Farm Cottage was beautifully preserved and maintained and the cottage is thoughtfully kitted out for the discerning guest. I would like to work my way through all the cottages now!!
We've had a truly lovely week at Farm Cottage which has flown by all too quickly. From the beautiful, tranquil gardens, with lovely walks straight from the front door, to the wonderfully quaint outlying villages with their many and varied olde worlde buildings...there are not enough adjectives! Farm Cottage manages to combine the best of both worlds - a light filled, bright and airy cottage during the daylight hours, which transforms into a cosy, snug den when the sun goes down. The bed was comfortable, the linen was fresh and the welcome basket was totally unexpected and really thoughtful

It's a very lovely cottage located in an enchanted area - I wish we could stay forever! The walks and bike rides are perfect for humans and dogs too! Such a lovely place to wake up to in the morning and such a warm place to go to bed at night after roasting chestnuts on the rustic, roaring fireplace!

The welcome basket was great. There was lots of useful info on places to visit and maps provided. The cottage was very cosy with an open fire, when we had difficulty lighting the fire, owners were happy to assist. Would recommend for a peaceful, relaxing break where you can choose to do as little or more as you want to.

We've had a lovely mini break away. The cottage is perfect and very cosy with the fire alight. The weekend was made even better when it snowed and we got to make snowmen with our son for the first time.
Enjoyed a 3 night stay as a birthday treat. We had the most wonderful time - roaring fires, delicious food and wine and luckily the weather even played ball. Such a lovely place - this is our second stay with Grove Cottages and we will definitely be back!

Our first time at Grove Cottages and it won't be our last. We loved everything about it and so did our dog. It is a perfect retreat with lovely accommodation for humans and their 4 legged friends. The extra touches like the welcome basket and flowers, made it really special and the added bonus of a proper pub only a short walk away. Everything was just perfect!

We particularly appreciated the lovely whitewash interior and high quality linens. The welcome basket was also an added bonus. What a delightful spot this is! Our first visit to Grove Cottages and Suffolk. On arrival we were given a warm welcome from Mark and a guided tour of the property and the cottage. A very generous welcome basket full of goodies (much appreciated) and masses of information, maps etc about the area. The cottage is warm, comfortable and cosy. A perfect retreat to return to after a day spent sightseeing, walking - or maybe just lazing in the lovely garden. Astonishingly quiet, can only hear owls at night - the quietest cottage we've ever had! Our dog loved the orchard - as did we. The space, freedom and simplicity were just what we needed. The cottage is endearingly idiosyncratic and full of thoughtful touches. No general "English Country Cottages" regulation items, but everything well thought out.
Extremely relaxing weekend. Good homely feel and the White Horse pub is a must visit! We will be back to this little slice of heaven!

A very warm welcome on our arrival on a dark February evening. Cottage and it is location was all that we had hoped for.
Everything about the stay was fantastic from the welcome pack to the look and feel of both the cottage and Grove Farm.
An ideal place to listen inwards while walking or cycling among the flat green fields. Then very lovely to come back to the warm (heating is excellent), elaborately furnished and perfectly lit Rose Cottage. The old wooden floor, beautiful carpets, radio, candles and table lamps make the space very cosy. Ah and a great welcoming! Lovely place, lovely people.
Not sure if we want too many people discovering this absolute gem! Rural bliss for everyone, dog, children and adults, NOT to be missed. Blazing fires in picture perfect countryside... The welcome basket and supplies were exceptional. A generous and thoughtful touch to make you feel at home and connected to the country, also very practical as we could only bring so much in the way of supplies. Log fires were a high spot AND having country walks straight from the front door was ideal with 3 children and a dog. The cottage is very well thought out and your hospitality with the bikes, animals and local knowledge really takes Grove Cottages into a league of its own.
A relaxing, restorative New Year break after a tough year just what we needed!
Our second time staying here, we loved staying in The Bakery on our first visit, so thought we would bring the kids to stay for the Christmas season. Once again had a wonderful time, fire was going 10 minutes after arriving and didnt stop the whole time. Fab. Although the cottage was a little small, it is perfectly formed for a lovely cosy stay. Like walking into a Constable paining our cottage was the perfect compliment to the idyllic Suffolk county selling surrounding it. Each morning we had our fire going and sat with our farm bread and bacon watching the ducks, moorhens and pageants gathering their own breakfast. One duck friend went missing for two days, only to reaper with 5 little ducklings in tow!

Batteries charged for another 3 months! See you in February 2012. The only Olympic events I want to watch is 1) the high jump - which moorhen can get to the roof of the bird table 2) Sprint - which duck gets to the bread first and the marathon - how far can I walk on the footpaths before I hear a car or have anything disturb the tranquillity.

A very last minute break, and we were very lucky! Cosy cottage, right on the doorstep to fantastic countryside and wonderful walks. All the local pubs we sampled were friendly and the food very good. Signposts tested us at times but added to the adventure.

It's so exhausting at 'The Grove' feeding ducks, watching the superb Suffolk sunsets, glorious walks and sitting next to a log fire finding new treasures to seek out from Marks guide - seven years of visits - never grow tired of it!

I can't tell you how much this 'Me' time has meant. On my first night here I stepped out of Gun Cottage and stood looking up at the stars - Chicken Soup for the soul. I don't remember the last time I woke up, decided what I'd like to do and just went and did it! It's been a relaxing, battery charging; ignoring the clock, fun time and I can't thank you enough for your kindness.

Gun Cottage is a completely self contained sanctuary. We had the most peaceful and cosy long weekend here. The open fire is beautiful and the are an abundance of things to do in and around the area. WE only wish we had more time, we will definitely be returning soon!
