• Debit card payments are accepted free of surcharge – credit card payments incur a 1.4% surcharge.
• Minimum booking and booking periods as priced above.
• Bookings within 4 weeks to be paid in full, otherwise a deposit of £100 per cottage per week will confirm your booking – the balance is due 4 weeks prior to arrival.
• All monies will be returned if one clear months notice is given before arrival.
• Cancelled bookings lose their deposits only when cancelled within one month of arrival – balances on cancelled bookings, within one month of arrival, are repaid subject to re-letting the cottage.
• Each Cottage with an open fire is welcome to take a complimentary bucket of coal and big basket of logs from the stock of coal & wood thatRegion we hold for guests to purchase from.
• We welcome up to 2 pets and make no charge for them but do ask for prior notice – Please bring bedding and towels. Please do not allow your pet on any furniture, or in bedrooms – we thank you for your understanding.
• We ask owners not to leave pets alone in the cottages as they fret and howl or off the lead in the gardens (re: ducks, bantams, cats, other dogs etc, etc) and not to let them damage or foul any part of the cottages or gardens – please visit our website for more details on sensible dog rules.
• We supply bikes for the use of guests but these are used at the rider’s risk and guests are responsible for checking the roadworthiness of the bikes they use and to sign the bicycle book when the take a bike.
• Extra Charges – Apart from any coal / wood / home-made produce you may wish to purchase, there are no Extra Charges – Except for extra beds. An Extra Charge only applies when extra bedding / towels / welcome pack are supplied due to an extra bed being required and being possible.
• No furniture, bedding, plates or cutlery etc should be moved from or between any of the cottages at The Grove - there are enough plates, cutlery available in the BBQ barn to facilitate any group meals / BBQ’s. 
• Please leave the Cottages reasonably tidy and clean on departure – cleaning materials are supplied for this.  Alternatively we offer a service for those guests who prefer not to tidy up, which costs £40 per cottage.
• All guests – especially when in groups – must register their names, addresses and email addresses with me – and let me know in which cottage they are staying, this is a legal and insurance requisite.
• All prices include VAT; subsequently changes in the current rate will result in price changes. The Current prices are published on our website.

Information top

• All Cottages except Snow Cottage, Holmwood, Cobb’s Cottage have open fires  –  All cottages have independent modern Central Heating and do not depend on the fires for heating.
• Guests borrowing a Canoe from Mark will be asked to contribute to licensing and upkeep at £45 per day of use – guests use these canoes at their own risk and are asked to wear the buoyancy aids supplied and follow the safety instructions.
• The cottages are complete homes with TV’s DVD’s videos, Hifi, CD’s, Books, Games, maps, bed-linen, towels, soap, real & instant coffee, tea, sugar, salt, pepper, olive oil, fresh herbs, matches, candles, firelighters and all the items that have qualified for a 4 Star English Tourism Council rating. – in addition at The Grove Farm we often have for sale some local home made jams, eggs and honey that is produced by our own bees.
• We have a big BBQ barn for the use of large groups who book all cottages at The Grove farm – whole local lambs can be BBQ’d on it and it comes complete with tables, settings, fairy lights, flares & 2 patio heaters at £45 ex charcoal & LPG for the heaters. There is a 15% surcharge for groups.
