Description

The Coach House sits in the grounds of Rafe Hall; a former rectory built in Italianate style and set in 7 acres of beautiful gardens. Located in the pretty village of Pebmarsh, in a very rural setting surrounded by farmland.
 

Cottage Walk Through

  • Light streams in to a contemporary and elegant conversion of this historic building, and no expense has been spared in the interior design elements
     
  • It has a modern, fully equipped kitchen with coffee machine etc., wooden floors, exposed beams and underfloor heating throughout
     
  • Both en suite shower rooms are furnished to a high specification
     
  • The sitting room has a large flat screen Smart TV with full Sky package, bluetooth music system and lots of luxurious, soft furnishings
     
  • The cottage is a large open plan design with a sitting area, dining area and kitchen
     
  • Upstairs is a mezzanine "chill out" area where you can listen to old vinyl or watch TV while you relax
     
  • The Coach House also has the added attraction of a lovely Games Room with a snooker table and table tennis central heating, drinks fridge, sofas and sound system


Outside

The Coach house is set in the grounds of Rafe Hall, but facing a different direction so offering a lot of privacy, while being able to enjoy views over the estate gardens.

The gardens around the coach house are sunny and peaceful, featuring the following:

  • Large lawns
  • Lavendar pathway
  • Grape vines
  • Orchard
  • Charming herbs and vegatable garden, which is arranged with formal raised beds - guests are welcome to pick the produce!
  • Lovely dining out area

The whole outside area of the Coach House is completly enclosed for all, apart from the most determined digging or jumping doggies.

Stables and paddock for 3 horses are also available upon request to the owners.

 

The Local Area

  • Pebmarsh is a small pretty village providing ample opportunity for walking in beautiful countryside along it's many footpaths
     
  • A short walk away is the village pub which serves good home cooked food and real ales. There are often live bands, events and an annual beer festival in August - Update: unfortunatly this local Pub is temorarily closed, we are hopeful that it will re-open soon but please check with us if it this is important to you.
     
  • The village church dating from the 14th century and mentioned in the Domesday Book, can be seen from the house
     
  • Pebmarsh has two picturesque reservoirs, one in the centre of the village and Prestons Lake; a 19 acre lake and a well known fishing spot
     
  • Farmer Bill's ice cream is made locally and can be bought straight from the farm
     
  • Horse riding, canoeing and great cycle routes are all in the local area

  • Kitchen: all cottages are complete little homes and facilities include modern central heating, refrigerator, hobs, oven and / or microwave, toaster, crockery & serving dishes, cutlery, many utensils, fire-extinguisher, lots of pots & pans, glasses & mugs, kettle, coffee maker, teapot, kitchen towels, oven gloves, olive oil & vinegar, salt & pepper, sugar, herbs, tea, fresh and instant coffee, washing up liquid, cloths, general cleaning materials, etc.
     
  • Welcome Basket: We supply free of charge a complimentary Welcome Basket this contains all the freshest ingredients for a 'Proper English breakfast': eggs, bacon, butter, some tomatoes, fruit, a lemon, a litre of milk and a loaf of fresh local bread.
     
  • Bathroom: We provide fluffy cotton towels, bath mats, toilet brush, toilet rolls.
     
  • Bedroom: cotton bed linen, wardrobe with coat hangers / chest of drawers, iron, ironing board, hairdryer.
     
  • Living room:  TV with a Full Sky package, books, games, magazines, local brochures, OS and other maps plus a folder with our special 'What To Do' insiders guide to the local area.
     
  • Games Room: There is a games room with a Snooker and table tennis table.
     
  • Bikes for adults and children: Please check with the owner that these are available before you arrive to avoid disappointment if they are in for maintenence.
     
  • Babies: Baby cot and high chair provided in cottages accepting babies (please bring babies bedding which is not supplied).
     
  • Doggie Treats: Water bowl and treat per dog is provided in cottages accepting pets.

Our "Welcome Pack": Contains all the freshest ingredients for a 'Proper English breakfast': eggs, bacon, butter, some tomatoes, fruit, a lemon, a litre of milk and a loaf of fresh local bread.

Cottages with open fires are supplied with a complimentary first load of fuel after which you can buy more using an honesty box.

Most cottages also supply Bikes free of charge unless it is stated that no bikes are available.

Breakfast Basket Supplied
